Building and Mechanical Services


There are approximately 27 staff members in this unit.

The technicians in these shops not only work to provide a comfortable environment, but also assist faculty by providing guided tours of the mechanical, electrical and plumbing systems throughout the campus.

Preventative maintenance systems are developed and implemented in all of these shops. The preventive maintenance programs involve checks on HVAC systems, doors, windows, roofs, hardware, plumbing, and electrical systems at regular intervals. Approximately 300 preventive maintenance work orders are completed each month.

The shops also work to make continuous improvements to enhance the campus facilities and over $2.5 million in remodeling and special repair projects are completed annually.

Automation Controls Shop

The Automation Controls Shop is responsible for installing and maintaining the energy management systems in the campus buildings and the chilled water plant, trending and maintaining statistical data, programming the automation systems to provide energy savings and client comfort, and the ongoing development of the graphical user interface. The shop provides support and assistance to the energy team to develop energy savings strategies, project management for new construction, and the plumbing shop for the domestic water system automation.

Electrical Maintenance Shop

The Electrical Maintenance Shop consists of journeymen electricians and facilities workers. Their work ranges from changing light bulbs to installing transmission lines and circuits, and repairing motors, transformers and other electrical apparatus. They respond to emergencies such as fire alarms, people trapped in elevators, blown circuits, and power outages.

Heating, Ventilation & Air Conditioning Shop

The HVAC Shop employs building service engineers, maintenance mechanics, refrigeration mechanics, and facilities workers. This group of skilled craftsmen oversees the daily management of the campus buildings and maintains the air temperature and quality in the building interiors. Air temperature in the classrooms is maintained at 68º to 75º from 6:00 am. through 10:00 p.m., depending on the season. This shop is responsible for energy management programs related to the use of major equipment, makes major and minor repairs to facilities, performs preventive maintenance, and chemically treats and maintains the campus' swimming pools and decorative ponds.

Maintenance Shop

The Maintenance Shop builds and installs new cabinetry and responds to emergencies, such as replacing broken windows. This shop also constructs and installs counters, lockers, shelves, doors, window frames, paneling, and insulation.

This shop is also responsible for a broad range of skilled activities, including repairs to concrete and asphalt; repairs and maintenance of roofs and roof drains; and repairs to fences, gates and roadway signs. This shop serves the campus community by repairing, assembling and installing department assets such as modular furniture, display cases, chalk and white boards, and bookcases.

The following is a partial list of additional tasks performed by the Maintenance Shop:

  • Installs and removes equipment, signs and banners
  • Sets up and takes down barricades
  • Provides emergency flood control
  • Replaces ceiling and floor tiles
  • Maintains pools and decks
  • Replaces broken glass

Paint Shop

The Paint Shop is responsible for painting interior and exterior surfaces, wallboard finishing, plastering, and traffic lane striping. They also remove graffiti and other vandalism on campus. This shop maintains over 5 million square feet of painted surface

Plumbing Shop

The Plumbing Shop is called upon on a daily basis. This shop is responsible for the entire water system on campus, which consists of 3 wells and 2 reservoirs. This is a considerable responsibility since Facilities Management produces over 157 million gallons of drinking water annually. A computerized telemetry system has been installed which increases productivity and water efficiency.

The Plumbing Shop is in charge of maintaining and repairing the main water line and reclaimed water system lines and valves, as well as maintaining the backflow prevention equipment. This crew assists outside contractors when hook-ups to main water, gas or sewer lines are involved, and reviews plans to ensure any underground work does not adversely affect these lines. This shop also does rough-in plumbing work, sets fixtures and trim, repairs flush valves and leaking traps, installs and repairs domestic and interruptible main gas lines, checks and/or repairs water pressure, and responds to calls regarding leaking faucets and plugged toilets, urinals and sewer lines.

One of our goals is to provide the campus with a safe and dependable supply of drinking water. Water supplied to the campus comes from two major sources: ground and surface water. Groundwater is supplied from one or both of Cal Poly's two wells. Water produced from these wells is blended with Metropolitan Water District of Southern California's imported surface water from the Colorado River and the State Water Project in Northern California. The quality of the groundwater and surface water is reported annually.

Facilities Management routinely monitors for contaminants in the drinking water according to Federal and State laws. In order to minimize any harmful bacteria or other pathogens that may be present, we continuously disinfect the water. To ensure the water's quality, we test the disinfection levels in the water daily, and test for bacteria weekly.
